Land finance is tricky, and often clients tell me they don’t know where to start. Often the biggest factor behind lenders appetite is based on your future plans for the land, the current and future value, and the current circumstances.

You may be looking to purchase a plot of land that has planning permission to build property. This is the most straight forward scenario for funding land.

If you intend to build on the land but planning permission is not yet in place, it becomes very difficult. In this scenario you may decide it is financially beneficial to buy the land ‘subject to planning’, which essentially means the solicitors draw up an agreement where you purchase the land but only if planning permission is granted. Obviously if you gain planning permission and for whatever reason the purchase does not continue you have added value to someone else’s asset without any personal gain.
